Foundation help across Savannah, the islands and nearby towns

The whole Savannah area shares a few things: flat ground, slow-draining soil, a high water table, hurricanes and high tides. But each neighborhood and town has its own mix of house ages, foundation types and flood rules, so the right fix is not the same everywhere.

Below are some of the neighborhoods and towns where we connect homeowners with a local foundation and crawl space crew. Each one gets the same free inspection and written price.

Do not see your neighborhood? It is very likely covered. Call (912) 771-1041 and ask.

Historic District, GA

The Landmark Historic District grew from General Oglethorpe's 1733 plan into 24 squares between the river and Gaston Street. Many of its Greek Revival houses are built from Savannah grey brick on raised basements, so old brick, old mortar and careful historic repair are the usual story here.

Victorian District, GA

The Victorian District was built mainly from 1870 to 1910 as the city's first streetcar suburb, with Late Victorian and Queen Anne houses. Homes this old often need work on aging piers, beams and sills under raised floors.

Thomas Square and Midtown, GA

The Thomas Square Streetcar Historic District in Midtown counts 1,110 historic buildings, and its National Register record lists foundations of wood, brick and concrete. That mix means every house needs its own look, from brick piers to early slabs.

Ardsley Park, GA

Ardsley Park and Chatham Crescent were laid out starting in 1909, and every house is wood framed, according to the National Register nomination. Part of the neighborhood was built on a filled-in bog, so settling, sagging floors and damp crawl spaces are common calls.

Isle of Hope, GA

Isle of Hope is an unincorporated island community on the marsh, home to the Wormsloe site and its tabby ruins. Homes here fall under Chatham County's flood ordinance, so flood vents and the 50 percent rule are part of planning any big repair.

Thunderbolt, GA

Thunderbolt sits on the western shore of the Wilmington River, about five miles from downtown, with shrimp docks along the water. Homes close to the river and marsh deal with soft ground, high tides and storm water.

Wilmington Island, GA

Wilmington Island is an unincorporated suburb of about 15,000 people between Thunderbolt and Tybee. Homes near the marsh may sit in a mapped flood zone, where the county's flood rules shape crawl space and foundation work.

Whitemarsh Island, GA

Whitemarsh Island is an unincorporated community of about 7,000 people east of the city. Low, marsh-edge lots and the county's flood ordinance make drainage and flood vents a big part of most foundation plans here.

Tybee Island, GA

Tybee Island is a barrier island 18 miles east of the city, and its only road access, US 80, floods more often at high tide. The Fort Pulaski gauge nearby shows sea level up about 10 inches since 1935, so salt air, flooding and raised homes are part of life here.

Garden City, GA

Garden City, just northwest of the city, is home to the busiest terminal of the Port of Savannah. The reference site for Capers soil, a soft tidal marsh clay, is in the Garden City area, a reminder that ground near the river can be soft and slow to drain.

Pooler, GA

Pooler grew from 19,140 people in 2010 to 25,711 in 2020, with new neighborhoods along I-95 and I-16. Newer homes can settle in the first years if fill under them was not packed well or water runs to one side.

Richmond Hill, GA

Richmond Hill in Bryan County grew almost 80 percent from 2010 to 2020. A lot of newer construction means a lot of homes where grading, gutters and early settling are worth an early check.

Rincon, GA

Rincon in Effingham County grew from 8,836 people in 2010 to 10,934 in 2020. Older homes in town and newer homes on the edges deal with the same flat, slow-draining coastal ground as the rest of the area.
